July 26 (Reuters) -Warehouse developer Segro SGRO.L said on Friday its UK property values have increased for the first time since 2022 when an ill-timed mini-budget by the Liz Truss government had roiled the commercial property sector.

Warehousing firms have outperformed the broader UK commercial property market at a time when property values are slowly recovering amid tighter credit conditions in a high interest-rate environment.

The UK mini-budget in September 2022 planned for 45 billion pounds ($57.87 billion) of unfunded tax cuts and had also led to turmoil in the bond markets.

Segro said overall adjusted net asset value per share, a key measure gauging property valuation, fell 1.8% to 891 pence at half-year end. The value of its UK assets rose 0.9%, compared with a 0.6% fall in the year-earlier period.

The company, which also operates in seven other European countries, said the value of its properties there fell 1.4% at June end, compared with a 2.7% drop a year earlier.
